
A no doc loan, short for no documentation, keeps income paperwork to a minimum. Rather than verifying income through tax returns, pay stubs, or bank statements, the lender qualifies you using factors such as your credit, your assets, and the property itself. These loans are most commonly used for investment and business-purpose financing, where the property's value and income drive the decision.
Because federal ability-to-repay rules apply to owner-occupied home loans, true no doc financing is generally reserved for investment properties or asset-based scenarios. For the right borrower, it offers speed and privacy with far less paperwork than a conventional loan.
