All-in-One Loans

An all-in-one loan combines your mortgage, a home equity line of credit, and a checking-style account into a single product. Your income and savings are deposited into the account and applied against your loan balance, which lowers the principal you are charged interest on each day. You can still withdraw funds whenever you need them, so your money stays accessible while it works to reduce your interest.

Because interest is calculated on the lower daily balance, disciplined borrowers with steady cash flow can pay their home off faster and save on interest over time, without sending separate extra payments. It functions much like a first-lien HELOC paired with an offset account.
